Tenant Checklist

Prior to Tenancy Commencing


  • Does my letting agent have Client Money Protection?
  • Is my Letting Agent a Propertymark Agent?
  • Pay Holding deposit
  • Sign terms of offer agreement with letting agent/landlord
  • Complete reference checks and upload relevant documents to credit check company
  • Am I getting the best deal on my utilities and broadband?
  • Have I insured my belongings?
  • Check who your agent/landlord is registering your deposit with?
  • Provide proof of identity (passport and proof of address)
  • Book check in date and time
  • Pay initial monies
  • Read and sign tenancy agreements

Receive from Agent:-


  • Copy of signed tenancy agreement
  • How to Rent guide
  • Deposit Registration certificate
  • Attend check in and collect keys

 

Once Tenancy Commenced


  • Check inventory and check in schedule
  • Notify your change of address to: -
    • All Utilities (water, Gas, Electricity, TV License, phone, broadband, mobile phone etc..)
    • Government (HMRC, electoral register, local council, any relevant benefit claims etc..)
    • Financial companies (bank, credit cards, pension, insurance loans etc…)
    • Personal (friends, family, employer, doctor, dentist, vet etc…)
    • Subscriptions (film/tv, gym, newsagent, magazines, professional bodies, charities etc…)

 

Ending the Tenancy


  • Give notice in writing to your letting agent in line with your tenancy agreement
  • Arrange pre check out inspection with your Letting Agent/Landlord
  • Arrange check out appointment with your Letting Agent/Landlord
  • Check the original inventory to ensure property is left in the same condition as move in
  • Arrange for any contractors to ensure property in same condition as check in (including clean)
  • Attend check out appointment with Letting Agent/Landlord

 

Once you have vacated and your tenancy is terminated


  • Notify your change of address to all relevant parties (as listed above)
  • Provide final meter readings and forwarding address to all utility companies
  • Provide Letting Agent/Landlord with your bank details to return the deposit to
  • Liaise with Letting Agent/ Landlord re any deductions to be made from the deposit
