Highfield Property Levels of Service

Full Management

Signing up for a fully managed service means you can sit back and relax, safe in the knowledge your property is in expert hands.

 

We will: -

Inspect your property to determine the correct rental value.

Market your property to:

    • Applicants on our Waiting List,
    • Large Companies in the Local Area,
    • Our Website
    • Via On The Market, Rightmove and Zoopla Letttings Portals.

Qualify all prospective tenants, arrange viewings and show them around your property.

o   All Applicants are Vetted through our Reference and Credit Checking System.

o   Full Right to Rent Checks carried out on all Occupants.

Draw up Tenancy Agreements and have them signed.

o   If the Tenancy is an AST the Deposit is registered by Highfield Property with the TDS and held as Stakeholder.

Compile a Full Inventory and Schedule of Condition of the Property, prior to the tenancy commencing. Move the Tenants into the property and carry out Smoke Alarm tests on the day the Tenancy Commences (please see fees schedule for cost).

Collect Rent and Rent chase any late payment of rent,

    •  includes transfer of rent to yourself and statement of account with each receipt/payment of funds.

Carry out Twice Yearly Property Inspections, a Pre Check Out Inspection and On Going Visits if the tenant is in any breach of the Tenancy Agreement.

Manage any repairs throughout the tenancy, using our extensive list of qualified contractors.

Perform a check out of the tenancy, which includes,

o   A Full Check Out Inspection and Report (please see fees schedule for cost)

o   Negotiation of any Deductions from the Deposit (rent arrears, dilapidations)

o   If necessary liaise with the TDS for any Deposit Disputes.

Contracts Only

We will happily draw up contracts to your specification to help you in the letting of your property. We can also arrange for these to be signed in our offices.

Empty Property Care

If for any reason you find your property to be empty, we can offer an empty property care service, designed to give you peace of mind and to meet any potential insurance stipulations. This includes weekly inspections (checking for repairs and any security concerns), mail collection and forwarding and inspection reports.

 

Highfield Property  are members of The Property Ombudsman (TPO) redress scheme and have Client Money Protection (CMP) through the Propertymark Client Money Protection Scheme.
