Management Services

We offer a wide range of services in the property management field.

Full Management

Full management gives you the peace of mind to sit back and relax.

1. An initial inspection will determine the correct rental value of the property.
2. The property will be marketed in the local press, in housing lists send out regularly to large companies in the area, and via our Internet site.
3. Prospective tenants will be shown around the property by our viewing agents.
4. Applicants will be vetted using our reference checking system.
5. We will prepare and sign contracts relating to the property.
6. One of our agents will move the successful tenant into the property and carry out a full inventory on the property.
7. Rent collection will take place at regular intervals.
8. You will be paid rental income on a monthly basis either by cheque or bank autopaying system, along with a full rental statement.
9. Regular visits to the property will take place, along with periodic property inspections.
10. Full maintenance management will be available, any repairs can be dealt with easily and efficiently by our highly qualified maintenance engineers.
11. Upon termination of the tenancy by either party we shall do a full property inspection and a full dilapidation's report can be produced if necessary

Let Only Service

This service consists of:

7. At this point the initial months rental and deposit are collected from the tenant and forwarded on to yourself.

Contracts Only

We will happily draw up contract to your specifications to help you in the letting of your property for a nominal charge. Please call and ask for further details.

Empty Property Care

If for any reason you find that your property becomes empty we can offer an Empty Property Care Service. This service is designed to give you peace of mind while your property is empty and also to help meet any stipulations your buildings insurers may have.

The service includes:

• Weekly Inspections
• Checking the security of the property
• Checking for any repairs needed or damage in the property
• Reports available on request
• Collection and forwarding of mail
• We also cater for any additional services your insurance company may require

Insurance

We offer a comprehensive set of insurance policies for the landlord and the tenant. For the landlord we can offer very competitive rates for building, contents and rent and legal protection, via several of the major insurers.

Tenancy Problems

If you are managing your own property and have run into problems, we can address rent arrears, collect debts, serve repossession proceedings and assist in recovery through the county courts.
