Mortgages

We have mortgage advisors to give expert advice and competitive rates to help you obtain a mortgage if required.

Buy to Let mortgages are now also available. These mortgages are a joint incentive by ARLA and the mortgage lenders. The scheme helps private individuals to invest in property to let without being penalised by mortgage surcharged or paying commercial rates. Loans can be arranged for terms of between 5 and 45 years and for up to 80% of the value of the property.

Repossession service

Do you have ‘Troublesome Tenants’ or ‘Tenants in Arrears’?

We offer help and advice to landlords who manage their own properties or encounter tenants with ever increasing rent arrears.

If you experience a problem tenant, a tenant who is not paying rent or a tenant causing nuisance or annoyance we can assist you in serving the necessary pre court paperwork and arrange for court action to be taken against the offending person.

We offer a fixed price for all our services and there are no hidden charges. With over 20 years experience in this line of work, we can deliver efficient results with great value for money.

This personal service is available to properties within a 30 mile radius of Doncaster town centre.

There are 3 stages to repossession:

Stage 1:

Once we receive your instruction we will personally serve a notice on your tenant. This notice acts as a reminder as to the seriousness of the situation and in many cases resolves the problem.

On receipt of the initial notice the tenant has 14 days to respond. If however this does not produce the required result and the tenant does not respond stage 2 would need to be carried out.

Cost of Stage 1 £80 inclusive of V.A.T.

Stage 2:

If the tenant has not responded to the initial notice within the 14 days then stage 2 should be carried out. At this stage we instruct solicitors to issue proceedings.

Once issued a court date will be set and the case will be heard before a Judge and a possession order sought. Occasionally tenants will defend the action and in these circumstances the fixed fee would not apply.In the unusual case that a tenant fails to comply with the court date and leave the property as directed then we would have to move to stage 3.

Cost of Stage 2 £485 inclusive of V.A.T. (To include solicitor representation and Court fee’s)

Stage 3:

If at stage 2 the tenant or tenants have chosen to ignore the instructions to leave the property then we would now instruct the court bailiff’s to visit your property, remove the tenants and return the property into your possession. In our experience this is a last result which is rarely required.

Cost of Stage 3 £158 inclusive of V.A.T.

Notices Served

All notices would be served under the Housing Act of 1988. A section 8 notice is a 14 day notice which seeks possession due to rent arrears, nuisance or serious breach of tenancy. A section 21 notice is the standard 2 month notice requiring the tenant to vacate the property.
